The process of selling a home comes with uncertainties. The good news is that a trusted real estate professional can provide you with their expertise and guidance allowing you to sell your home within the time frame and price range you desire. Here are some of the most commonly asked questions surrounding a home sale:

Questions Sellers Have for Real Estate Agents:

How much is my home worth?

This is the number one question on the top of every seller’s mind. There are a number of factors that affect the value of your home making it fluctuate. At the very beginning of the home sale process, your real estate agent will complete a Comparative Market Analysis to let you know what your home is worth based on the current market.

What can I do to prepare my home to sell?

The best thing you can do to sell your house is declutter every room and closet, apply a fresh coat of paint (if needed – let’s discuss), fix any outstanding home maintenance projects, and stage the home so buyers can envision themselves in it.

What is the average time on the market, and then until closing?

The average length of time on the market depends on several different factors including the amount of inventory in your market and the number of buyers in your price range. Another big consideration is if the house is priced aggressively or not. Take the advice from your REALTOR to properly price your home and you will significantly reduce the number of days on the market.

Questions Buyers Have for Sellers:

Home maintenance- how long since the roof, furnace, water heater, etc. have been replaced?

Buyers want to feel confident in their decision to purchase a home, and most don’t want to buy a house that will require major expensive home maintenance right away. A great way to circumvent these questions is to readily have the information of when the last time was that these systems were replaced and how they’ve been maintained since then.

How much do the utilities cost each month?

Many buyers want to have an accurate picture of how much their monthly expenses will be in their new home. They may not be sure what it costs to heat and cool or provide electricity in a home that size. Be prepared to share the average costs of what your various utilities cost each month.

Will you pay for closing costs?

Many homebuyers will request that the sellers cover some closing costs for them. Depending on the market, it may be considered essential. Remember that this is negotiable. You can agree to pay closing costs but ask for a higher sales price to ensure that your net profit is not affected.
